BECOMING A HOMEOWNER
|
Qualification and selection of Habitat homeowners is based on need, ability
to pay, and willingness to partner.
Need - Is determined by one or more of the following:
Current housing conditions overcrowded; structural, environmental and/or
neighborhood safety issues; paying more than 50% of family gross income for
rent and utilities combined; living in a temporary housing situation; current
housing has barriers to physically challenged family members; living in
subsidized housing; unable to obtain conventional financing for a home.
Ability to Pay - Annual gross income must be in the following range to
determine if Habitat homeowners could pay the monthly mortgage.

Retirement, Alimony.

Willingness to Partner -
Selected Habitat homeowners or “Partner Families”
are required to complete volunteer hours (called
sweat equity hours) by working on their own home and
other Habitat homes. For a single adult family, 300 hours
are required; for 2-adult families 500 hours must be
completed before they can own their home.
Habitat Partner Family Requirements:
Complete the required sweat equity hours; have $600 for down payment ($300 due when
application is approved; $300 due at closing); complete Home Buyer Education
classes; pay the monthly no-interest
mortgage;have documentation that proves legal residency and eligibility to work in the United States.

What Habitat for Humanity will do for a Partner Family
Provide volunteer labor to build the home.
Provide a no-interest mortgage that is calculated based on the family income
and which includes property taxes and homeowners’ insurance.
Provide the homeowner with a Family Advocate who serves as a liaison between
the family and Habitat to ensure that the family understands the requirements
of becoming a Habitat homeowner.
Provide resources for financial counseling for budgeting and managing family
finances.
